What is Seasonal LOS?
Seasonal LOS is designed as a simple way to manage your rates based on Length Of Stay. If you are using Seasonal LOS rates, this will override any existing Rate Scales you have setup. The percentage LOS feature is a great alternative to using Rate Scaling.
How does it work?
Seasonal LOS multiplies the night queried by the percentage you input, for example:
If you set your first 1st night as 150% - It will multiply that nights rate by 150%, however, if the guest enquires for 3 nights, it will add the rates together for the 3 nights and multiply it by 130%.
E.G - For $100 a night, the base tariff for the reservation would be $390.
How do I setup Seasonal Length of Stay Pricing?
To setup Seasonal LOS:
- Click on to Booking Engine > Special Rates from the Homhero left hand side menu.
- Click on Seasonal LOS.
- Click +ADD.
-
Name - Enter the Name of the Seasonal LOS Rate.
-
Type - We have two LOS Types to choose from:
- Fixed: This will allow you to set a fixed price, based on the number of nights in calculation.
- Percentage: This will allow you to set a percentage, based on the on the number nights in calculation.
-
Prorata - If this toggle is enabled, the last calculated LOS night will be used for all nights past the last non empty Length of stay price e.g. 8 nights will be $800, 9 nights will be $900 etc.
If the toggle is off and there is no 'Percentage' or 'Fixed' value applied for a specific night in the booking, then the rate will fall back to the nightly rate.
-
Apply to Listings - Click here to set which listings this LOS Rate will apply to. Generally there is just one tariff for each listing, however if you have listings with the same tariff you can apply multiple listings to the same LOS Rate.
Note: Each listing can only have 1x LOS Rate mapped at a time.
-
Season - This column will display a list of all active Seasons.
-
Night Offset - You can select from two options, Season or Stay. We recommend identifying your high seasons and set them as the ''Season'' nightly offset. Your low seasons you can set as the ''Stay'' nightly offset. However, this really comes into play when there is an overlap of seasons. By having your high season set as ''Season'', it will ensure that your owner is getting the highest rate for that time.
- Stay: Season uses the day index from season.
- Season: Stay uses the day index from the number of days in the stay.
-
Nights - Click on the empty dash space under each night to insert a Fixed price or Percentage for each night within your Seasons. You can add in values up to 31 days in advance.
-
Save - Once you have completed the above steps, then click Save to add your new LOS Rate.
- Cancel - Click Cancel to stop the process.
Testing Seasonal LOS:
Using the Rate Query tool, we can test to see if your Seasonal LOS is applying as intended. Fill in the dates and select the listing you've applied Seasonal LOS to, and you should see your Seasonal LOS in the Rates Breakdown tab below.
