Dashboard - Monthly Occupancy Chart

The Monthly Occupancy Chart shows your occupancy on a month-by-month basis, focusing on the current and previous months. It highlights the percentage of available nights that were booked in each month, giving you a clear view of recent performance.

How the percentage is worked out
Occupancy % = (Booked nights ÷ Available nights) × 100.

What counts as “booked nights”
Any night that has a reservation in it, even if the booking:

  • Starts before the month and ends during it, or
  • Starts during the month and ends after it

Only the nights that fall within that specific month are counted.

Both guest stays and owner/maintenance stays can be included, depending on type.

What counts as “available nights”
For past months:

  • The system uses the actual number of nights the properties were active during that month.

For the current month, it counts:

  • Nights that have already passed where properties were active, plus
  • The remaining days in the month multiplied by the number of properties that are currently active.

What types of stays are included
Guest bookings:

  • Arrived, Departed, Confirmed, Unconfirmed
  • Must be real guest stays (not child bookings or zero-accommodation records)

Owner or internal use:

  • Owner stays and Maintenance
  • Counted separately from guest occupancy

Viewing the Monthly Occupancy Chart in Detail
You can view this chart in more detail as per the following steps:

  1. Click the Expand button from the Monthly Occupancy Chart on your Dashboard.


     
  2. On the 'Full View' Monthly Occupancy Chart screen, you can select specific dates by clicking the calendar icons next to the Start Date and End Date. By default, the chart displays a 7-day forecast starting from today. 
     
  3. You can adjust the date range of the monhtly forecast using the buttons below to shift the forecast period:
    - 1 Month – Move the forecast 1 month backward from today.
    + 1 Month – Move the forecast 1 month forward from today.
    - 1 Year – Move the forecast 1 year backward from today.
    + 1 Year – Move the forecast 1 year forward from today.

    You are able to click these buttons multiple times if you are wanting to go back 1 month or forward 1 months for example. 
     
  4. The left hand side of the chart shows the occupancy percentage. 
     
  5. The bottom of the chart will display dates based on the dates you have selected as your Start Date and End Date.
     
  6. The colours on the chart represent the different types of bookings contributing to the occupancy percentage for each date, as follows:

    Dark Green: Guest bookings
    Light Green: Owner bookings
