Airbnb Pricing Fees

This article will explain how additional fees are calculated on Airbnb bookings if you are setting these within your Airbnb Pricing Settings, instead of setting them up as Packages. If you are using the Rate Query feature to cross-check the pricing between Homhero and Airbnb, unfortunately they will not match up, because they are only added on the Airbnb side. We have listed these options below:

• Extra Person Price
• Cleaning Fee
• Resort Fee
• Management Fee
• Community Fee
• Linen Fee
• Pet Fee

For example, if you set the cleaning fee in the Pricing Settings for a specific Airbnb listing in Homhero, this will display as an additional itemised fee to the guest, however when the booking is delivered to Homhero it will be included in the stay price (base rate).





This means the cleaning fee will not split out as a separate charge, therefore you will not see the cleaning fee charge on the reservation in Homhero. Unfortunately this is currently a manual process to adjust Airbnb bookings on the Homhero side when cleaning fees are setup using this method. 





Resolution
When you receive a booking via Airbnb, you will need to reduce the Base Rate by the difference in additional fees e.g. Cleaning Fee $90, then add any fees as an additional charge, to balance out the booking. 



Alternative Solution
Due to limitations on the Airbnb side, this process cannot be automated. If you would like additional fees like this to split out automatically, we would recommend to setup these fees as Packages. It is important to note that Airbnb do not support itemised Packages in Homhero. Even if you set a fee as Itemised in Homhero, the amount will be included in the total rate (hidden from the guest) instead.
