Homhero provides three modify modes to support OTA modifications for Airbnb, Booking.com, and Vrbo:
- Adjust by Total – used for Airbnb and Booking.com modifications
- Adjust by Nightly Tariff
- Adjust by Nightly Total
You can modify a reservation in Homhero as per the following steps:
- Click Reservations > List from the Homhero side menu
- Double click on the Reservation to open the reservations screen
- Click Modify Reservation button
Please note that Airbnb and Booking.com reservations require modification from their end prior to adjustment in Homhero, while VRBO can be modified in Homhero at any time.

Adjust by Total - Total - OTA Modifications
Adjust by Total 'Force Total' is a mode required for submitting OTA modifications manually in Homhero. This process will be automated soon in our second phase of this feature, however we have made this manual for now to help clients test out these changes before it's final release.
Adjust by Total allows you to control the total amount that is charged to the guest. This works by taking the total amount and reverse calculating the packages and tariff to ensure that the total is correct.
For Airbnb modifications, you only need to use the 'To Price' option.
For Booking.com modifications, you will need to use the 'To Price' and 'OTA Fee'.
Example - Airbnb reservation modification
- Reservation extended by 1 night
- Original Amount: $3757.00
- New Amount: $5004.80
- Surcharge Included in Total - Don't Include Surcharge used (this is the default setting)
- Packages Included in Total - Mandatory Only used (this is the default setting)
Example - Booking.com reservation modification
- Reservation extended by 1 night
- Original Amount: $1609.04
- New Amount: $1850
- OTA Fee: $244.20
- Surcharge Included in Total - Include Current Surcharge used (as there was an existing deposit payment)
- Packages Included in Total - Mandatory Only used (this is the default setting)

The examples below are based off the above Booking.com reservation modification example.
Surcharge Included in Total: Don't Include Surcharge - Once you have entered the 'To Price' and 'OTA Fee', you can force the total to then exclude all current credit card surcharges from the total.
You will see in the example below that we do not include the surcharge of $14.04 in this calculation. We exclude this from the total and apply it to the base rate, which means the adjusted total in this case comes to $1864.00, instead of $1850.00.
Surcharge Included in Total: Including All Surcharge - Once you have entered the 'To Price' and 'OTA Fee', you can force the total to include all current and future credit card surcharges in the calculation.
Packages Included in Total: Mandatory Only - Once you have entered the 'To Price' and 'OTA Fee', you can force the total to include mandatory only packages in the total calculation.
You will see in the example below that an additional 'Flowers' (non-mandatory) package has been added. In this case we will not include the flower package in this calculation. We exclude this from the total and apply it to the base rate, which means the adjusted total in this case comes to $1870.00, instead of $1850.00.
Packages Included in Total: All Packages - Once you have entered the 'To Price' and 'OTA Fee', you can force the total to include all packages in the total calculation.
You will see in the example below that an additional 'Flowers' (non-mandatory) package has been added. Since 'All Packages' are selected, we include the Flower package in the total, which means the total remains the same at $1850.
Adjust by Total - Tariff
Adjust by Total 'Force Tariff' is not required for OTA modifications, however you would use this mode if you want to override the base tariff on a reservation to a particular figure. Homhero will then recalculate any packages that are percentage based.
Example breakdown
- Booking Total for 3 nights = $1350
- To Price entered = $1500
- 1500 + 200 + 50 = $1750
- Channel Manager Commission is percentage based, therefore the total has adjusted automatically
Adjust by Nightly Tariff
Adjust by nightly tariff is used for calculating the existing base tariff and dividing that by the number of nights, then extending this pro rata to the new number of nights. Homhero will also back calculate any percentage based packages within this modification e.g. Commission Packages
Example breakdown
- Reservation extended by 1 night
- Base Tariff for 4 nights = $2000
- $2000 / 4 nights = $500/ night
- 5 nights = $2500
- Channel Manager Commission is percentage based, therefore the total has adjusted automatically

Adjust by Nightly Total
Adjust by nightly total will take the existing total for the reservation, divide it by the number of nights, then add that on by the difference in the nights. Homhero will also back calculate any percentage based packages within this modification e.g. Commission Packages
Example breakdown
- Reservation extended by 1 night
- Booking Total for 4 nights = $2250.00
- $2250.00 + ($2250 / 4 nights) = $2812.5
- $2812.50 - $200 - $75 = $2537.50
- 5 nights = $2537.50
- Channel Manager Commission is percentage based, therefore the total has adjusted automatically
