This article will explain how to setup the listing settings for each Booking.com listing before you publish the listing to Booking.com. Any of the same settings that are available in your DEFAULT Booking.com Settings can be overridden here on a listing level (excluding Services and Room Amenities).
These settings can be accessed as per the following steps:
- Click Booking Engine > Listings from the Homhero side menu
- Select a listing by clicking the 'grey' Booking.com Icon visible under the Web/OTA column

Booking.com Account - Select the Booking.com Account that you wish to use for this listing

Connection ID's - Only fill these in if you are connecting to EXISTING Properties
- Hotel ID
- Room ID

Property Name - The name of your listing will automatically feed from your main listing settings if you have used the 'Copy Fields to OTA' tool, however you can also override the listing name here manually. This will be the Property Name that will display in Booking.com searches

Update Type - This setting will dictate whether the update process changes the room of the listing. If empty, it defaults to listing. This is only used when setting up multi-unit listings which is when you group multiple similar properties under one listing.

Property Type - Select the most suitable Property Type for this listing

Prepayment Fee Policy - You can specify whether a reservation needs prepayment and if it does, specify the deadline when guests need to prepay. The prepayment amount is the same as the cancellation penalty.
- After Cancellation Fee Begins: Guests need to make a payment only when the free cancellation window has closed
- After Reservation Is Made: Guests need to make a payment immediately after the reservation

GST on Commission - Do you need to add GST to the commission collected for Booking.com?
Yes or No. You would only set this to Yes if you are not registered for GST inside of Booking.com.

GST Registered = No
If you are GST registered and you have provided your ABN number, Booking.com will not apply the 10% GST on top of the commission.
For new Booking.com partners, it is crucial to manually set up at least one listing initially as GST registered. This allows Booking.com to mirror and apply the same GST settings to all other listings.
Non-GST Registered = Yes
If you are not registered for GST, Booking.com will charge an additional 10% GST on top of your commission.
For non-GST registered partners, where a 10% GST is added, you simply need to add the 10% to your Rate Lifted amount in Homhero.. For example, if your commission is 15%, the total uplifted amount would be 17.65%. Then, apply the 10% GST, bringing the total to 19.4%.
This step is necessary because the uplifted amount, including GST, is not sent directly to Booking.com. It is only set on the Homhero side. When a booking is made, we increase the commission by 10% to cover the GST component. This process eliminates the need for reverse calculations, which would otherwise be required to accommodate the uplift on the commission amount.

Charge Security Deposit - If damage deposits are taken for the property being booked, Booking.com will display by default 'How will this be collected' based on the number of days before the final balance is due e.g. 14 days before arrival

You do have the ability to override the text that displays when hovering over the Damage Deposit terms on Booking.com. You can choose from the following options:
- Before Arrival
- Upon Arrival

Length Of Stay - Select the maximum Length of Stay that prices are calculated out to:
- 30 nights (default)
- 45 nights
- 60 nights
- 75 nights
- 90 nights

Minimum Advanced Booking Offset - The minimum amount of time in advance that the room can be booked, also known as your Booking Lead Time. This is a mandatory field.

Maximum Advanced Booking Offset - The maximum amount of time in advance that the room can be booked. The maximum possible value of this restriction is 360D. This is a mandatory field

Additional Settings
- Cancel - Allows you to cancel any recent changes you have made in the current Booking.com Settings
- Unlist - If a property is already listed on Booking.com, this will unlist the property, making it unavailable online
- View on Booking.com- This will allow you to view the Booking.com listing as it appears on Booking.com
- Relist - If a property is unlisted, this button will appear under Options. Click Relist to list the property on Booking.com
- View log - Click Options > View Log to access the API Logs for this listing

Save - The drop-down menu has two options, Save or Save & Publish:
- Save: Once your listing is live, you can save all changes made to your settings, without updating Booking.com
- Save & Publish: This will create a new listing on Booking.com, if you have not added a Hotel ID/Room ID. Once your listing is live, clicking this will save all changes made to your settings, and push them directly to Booking.com.
