This article will explain how to setup the listing settings for each Airbnb listing before you publish the listing to Airbnb. Any of the same settings that are available in your DEFAULT Airbnb Settings can be overridden here on a listing level.
These settings can be accessed as per the following steps:
- Click Booking Engine > Listings from the Homhero side menu
- Select a listing by clicking the 'grey' Airbnb Icon visible under the Web/OTA column
Prior to accessing your Airbnb settings, your listing will need to have at least 7 images uploaded.

From here, there are numerous settings you will need to set up prior to the listing going live.

Airbnb account - Select the Airbnb Account that you wish to use for this listing.

Synchronisation type - This is where you choose the type of Synchronisation between Homhero and Airbnb:
- Sync ALL
- Sync Rates and Availability Only
- No Sync (Suspend)
Note: Sync all is recommended

Merge with Existing Listing (Optional) - This will merge your listing details with a previously set up Airbnb listing. If you would like to create a new listing on Airbnb, leave empty and click Save & Publish
Note: This should only be used when transferring listings across accounts

Listing Title - The name of your listing will automatically feed from your main listing settings if you have used the 'Copy Fields to OTA' tool, however you can also override the listing name here manually. This will be the Listing Name that will display in Airbnb searches

Summary - Use this field to provide an overview of the location, summarising benefits and details

Space - Describe what makes the property interior unique, general features and styles

Property Type Group - Select the type of the property (housing or apartment)

Amenities - Set specific features of the property, such as "air conditioning" or "outdoor shower"

Guest access (Optional) - Use this section only if you don't want to allow the guest full access to the apartment, stating what they can access

Interaction (Optional) - Only utilise this section to detail when you are able to provide help to the guest

Neighbourhood (Optional) - Use this section to describe the neighbourhood

Transit (Optional) - Use this section to provide the details of any public service stations nearby, including parking

Update listing address - When a listing address is changed in Homhero but not in Airbnb, Airbnb will reject any content updates until the addresses are matching on both sides. This is a backup setting used to help bypass these errors to be able to control the Listing address with future updates.
You can choose from the following options:
N/A - Not applicable
Allow Update - This will push all Listing addresses through with future updates
Do Not Update - This will ignore all Listing addresses with future updates (Select this to push through pending updates if the addresses are not matching between Homhero and Airbnb)

Hide exact address (Optional) - Use this setting to allow or deny guests access to the address prior to booking.

Listing expectation - Decide what expectations the guest must acknowledge before they book

- Surveillance: Hosts are not allowed to have cameras that monitor indoor spaces and places where guests expect to have greater privacy, like showers or saunas. If Surveillance is selected, Hosts must disclose the location of outdoor cameras in the listing’s description. Here is a link to the full policies.
- Noise Monitor: Hosts are allowed to have noise decibel monitors in the listing’s interior as long as the Host discloses their presence and they are not located in bedrooms, bathrooms or sleeping areas. If Noise Monitor is selected, Hosts are not required to disclose where their noise decibel monitors are located. The Noise Monitor expectation will be made visible on Airbnb from the 30th April 2024. Availability

Length Of Stay - Select the maximum Length of Stay that prices are calculated out to:
- 30 nights (default)
- 45 nights
- 60 nights
- 75 nights
- 90 nights
IMPORTANT: There is a maximum of 47 price points we can send for a single record with Airbnb, however the other OTA's do not have this restriction.
If we look at 90 days as an example, we calculate 90 days worth of pricing for a single checkin date, out to 90 days. Then we calculate a price variance matrix between all of the consecutive stay prices and work out which days have the least daily price variance from the previous stay period daily price, and trim out 43 of those to get to the 47 price point limit.
Below is an example of what Airbnb does if a price point is missing:
50 nights = $5000
52 nights = $5200
In this case, you will notice that 51 nights is missing. Airbnb takes the 50 night daily price which is $5000/50 = 100 and then works out the 51 nights as $5100 based on pro rata.
If you are finding that your Rate Query in Homhero does not match "exactly" on bookings that are set to 90 days for Airbnb, this is the reason why.

Additional Settings
- Cancel - Allows you to cancel any recent changes you have made in the current Airbnb Settings
- Unlist - If a property is already listed on Airbnb, this will unlist the property, making it unavailable online
- Relist - If a property is unlisted, this button will appear. Click Relist to list the property on Airbnb
- View on Airbnb - This will allow you to view the Airbnb listing as it appears on Airbnb
- Fetch reviews - Clicking this will fetch all reviews for this listing. You will be notified when the process is complete.
- View log - This will let you access the API Logs for this listing

Save - The drop-down menu has two options, Save or Save & Publish:
- Save: Once your listing is live, you can save all changes made to your settings, without updating Airbnb
- Save & Publish: This will create a new listing on Airbnb, if you have not merged with an Existing Listing ID. Once your listing is live, clicking this will save all changes made to your settings, and push them directly to Airbnb.
