How to reactivate an Area/Property

The following steps will cover how to reactivate a property that was previously live, has been deactivated, and needs to be reactivated again e.g. if the owner took it out of holiday letting and has decided to put it back in.

You will follow the same process as creating a new property from scratch - some steps are already completed so you will just need to check that they are up to date. 

 

STEP 1. Create a new Owner in RMS
If the property is still owned by the same owner, you can skip this step entirely.
Otherwise, if the property has a new owner, please follow the article above.
 

STEP 2. Create a GL Code for a new Property in RMS
You can skip this step, the GL Code will still exist for the property.
If you need to check the GL code, you can follow the directions in the article above.
 

STEP 3. Create a new Room Type / Category in RMS
The room type will already exist - instead of creating a new one, you can reactivate the old one.

Select Setup > Room Type/Area from the side menu
This drop down menu will default to only display your active room types. You can change it to inactive to find your inactive room type. You can also use all, this would show both active and inactive room types.



Once you find the room type that you would like to reactivate, click the pencil icon, or double click the name to edit the room type. 

Select the Online Options tab and ensure that Available to RMSOnline is ticked



Return to the Room Type Details tab. Up the top right, you will see a toggle that says Active, please switch this on (it will turn green to indicate that it is active) and then save/exit.

STEP 4. Create an Area in RMS
You can skip this step - reactivating the room type automatically reactivates the area as well.
 

STEP 5. Attach an Owner to a Property in RMS
If the property is still owned by the same owner, you will just need to check that the contract end date is still in the future. 

If the contract date is in the past, or if the property has a new owner, you will need to complete a change of ownership.

After checking the contract or completing a change of ownership, log out and log back into RMS. You must do this prior to the next step
 

STEP 6. Create End of Month Expenses in RMS
It is likely that your EOM expenses were deactivated when the property was deactivated, but please double check before creating new ones, otherwise they will be charged twice. 

You can follow the steps in the above article to create your EOM expenses.
 

STEP 7. Create a Tariff/Rates Table in RMS
Your tariff/rates table should still be active in RMS, you can skip this step.
 

STEP 8. Sync and Activate your Property in Homhero
This step is still required, please select  Property Management from the Homhero side menu. Then click the Sync Areas button in the top bar (this will sync the Area, Owner and Account ID from RMS). Wait for the notification to appear as successful in the top right hand corner.

The rest of Step 8 details how to complete your listing page in Homhero. This should already be filled out, but you may wish to check that it is still up to date. If so, please follow the directions in the article above.
 

STEP 9. Map your Properties in RMS to Homhero
This step is still required, please follow the article above.
 

STEP 10. Map Rate Type and complete Property Management setup
It is likely that you can skip all of these steps, but please check.

The rate type should still be mapped in Homhero, otherwise please follow the steps in the article to map it.
The property management details should still be filled in, although you may wish to check that it is up to date.
And if the property is still owned by the same owner, the portal pin should also be in place, but please make sure to check.
 

STEP 11. Setup your Rates in Homhero
Please make sure to check the rates on your listing by following the article above. 

You may already have rates and default rates in place, but it is important to check that these are up to date.
 

STEP 12. Connect your Listing to your website
If your website is hosted by Homhero, your listing will automatically publish. However, you can still manually sync it - using the steps above - if you would like it to appear quicker.
 

STEP 13. Connect your Listing to your OTA's
If this listing was previously on the OTAs, you can reuse the same listing IDs. Once you have completed your listing setup, simply check that the ID still appears in the Airbnb and Booking.com listings, then save and publish. 



Please make sure not to publish new OTA listings, as these will be flagged as duplicates by the OTAs. If you don't see the OTA ID and are not sure what it should be, please feel free to reach out to our support team support@homhero.com.au 

You may run into some errors when publishing to OTAs, depending on how long the listing has been inactive. If the listing does not publish, please reach out to our support team support@homhero.com.au
